What should I photograph before asking for help?
Photograph the water while it is moving, the low point after the rain, nearby downspouts, and any route water might take toward the street or another approved outlet.
Does standing water always mean I need a French drain?
No. Surface grading, a catch point, roof runoff, or a blocked existing line may be the real issue. A French drain is one option when subsurface collection and a workable lower outlet fit the site.

Why these yards stay wet

Start with the water path. Note where runoff enters the yard, where it collects, how long the area stays wet, and whether the water is moving toward the house. Photos taken during rain are often more useful than a description days later.

Some Texas Gulf Coast soils are poorly drained and very slowly permeable, but a regional soil map does not diagnose an individual lot. Grading, roof runoff, paving, fences, and the available outlet can matter just as much. The useful next step is an on-site look at the whole path, not a product chosen from one symptom.
